Marassi Red Promises the Future; Soma Bay is Delivering the Present

I know I’m biased, especially since ctrl+ is working with Somabay Development Company بس facts are facts. This month, everyone was talking about Emaar Misr‘s Marassi Red Sea. A LE 900 billion project on 2,426 feddans in Safaga with plans for 12 luxury hotels, marinas, canals, and big global brands. Rumor has it their first launch brought in LE 80 billion in sales. If that’s true, it shows there’s real hunger for Red Sea real estate.

But let’s do a reality check. The Red Sea isn’t a future dream, it’s already alive.

  • Soma Bay: 10 million sqm peninsula, 11 km beachfront
  • Soma Bay: 6 hotels, 1,338 keys operating today
  • Soma Bay: 1,850+ delivered residential units, marina with 44 berths, Gary Player 18-hole golf course

And this October, we at Ctrl+ are bringing The Kaktus Somabay to life. مش بعد خمس سنين, not on a brochure, but this season.

Here’s the contrast. Emaar is a different monster. They bring scale, global marketing, and they will reshape Safaga, probably turning it into another North Coast. كويس للأعمال, great for the region, but the Red Sea used to be different. El Gouna, Soma Bay, Sahl Hasheesh… built in a time when space was abundant, calmness mattered, and being a sort of “hidden gem” was the charm.

So yes, celebrate Marassi Red. But if you want to live (or most likely invest) the Red Sea story today, with communities already thriving and value already rising, Soma Bay is the bet. Jump in now and watch what happens when the spotlight turns south.

If this resonates and you’re curious about investing, تواصل معايا directly. Happy to walk you through why Soma Bay is the real story of the Red Sea right now.
